At the rural edge of the ISTA campus, a new car-free residential quarter with 70 apartments is being created—sensitively integrated into the surrounding landscape and the artistically vibrant context of Gugging. Clearly positioned, compact buildings form a modern cluster ensemble with semi-public spaces that foster community and offer diverse places to linger. Their staggered arrangement follows the natural topography, opens generous views, and creates fluid transitions between interior and exterior spaces. A green open-space concept with preserved trees, extensive meadows, a varied path network, and a central campus axis links the quarter internally and connects it to the Sculpture Path. Functional, flexible floor plans, private outdoor areas, and communal rooms provide high-quality living in a natural setting. A cost-efficient and robust solid-brick construction, minimal land sealing, efficient circulation, and connection to the biogenic district heating network ensure long-term sustainability, low operating costs, and a resource-conscious future perspective.
