The project is situated in the city centre of Moscow and consists of both a historical building to be refurbished and a new extension contrasting the existing structure with its dark glass façade and slick surface. All together the 26.000m² building complex houses office space, retail, restaurants and underground parking. The large open plan floor areas provide modern flexible layout options for the tenants, while a high density is reached by lowering the ground level of the new building.
Essential to the architectural concept is the recessed entrance towards Sadovaya street leading visitors from a split level to the main lobby in the annex. The glass connection between the two buildings is kept as light and transparent as possible, leaving the two buildings as independent entities.
