The former barracks area in Kufstein is to be redeveloped into a “future district.” A framework plan serves as the basis for the development of a subsidized residential construction project in the district.
The project precisely implements the framework plan and adopts its urban planning structure. Two offset structures with differentiated heights define an activated street space and a quiet, park-side “green center.”
Architecturally, the duality of the structures is articulated by a striking, two-story base zone facing the street. The street-side structure creates an address image with its large-scale glazing, while the park-side wing is deliberately designed to be earthy. A sculpturally modeled roof landscape with terraces divides the volume into a base, a central zone, and a top, creating a striking image. The façade follows a clear order: a transparent ground floor zone, a calm perforated façade on the upper floors, and a projecting balcony layer as a rhythmic plane.
The open spaces continue the principles of the „climate park“. A bright, permeable forecourt faces the street, while green facades, ground-level plantings, and raised beds assigned to individual apartments create a continuous layer of greenery.
The compact thermal envelope, optimized window areas, and effective shading meet the passive house standard. Comfort ventilation ensures efficiency and comfort. District heating, neighborhood-internal systems, and photovoltaics complement the energy concept.
