With the ALP`AREAL master plan, an overarching concept was developed in 2019 for the 27,000 m² site, enabling gradual development and densification. As part of this process, the functions currently used primarily as a building yard are to be gradually reduced to make way for new uses such as offices, laboratories or showrooms.

We consider the redensification of already built-up areas to be an important issue in spatial planning and a key aspect in terms of space-saving real estate development. Improving the urban and architectural quality will also strengthen the image of the entire neighbourhood.

In the first step, approximately 20,000 m2 of office and technology space was created in construction area 1, and the first trees were planted along the Alte Bundesstraße boulevard.
